Tips to Help Sell Your Home FAST!

#1 – Price It Right!
Hire a Realtor who is up to date on the market and will let you know of comparable homes in the area. They will help to let you know what home are selling for, what some have sold for and how much your home is worth. This will give you an idea of what your home should be priced at.

#2 – Improve Your Curb Appeal!
Help to give Buyer’s the best impression by keeping everything tidy, clean and bright! In the spring, summer and fall seasons, trim back any dead plants and foliage to keep things looking manicured. To go beyond, plant eye-catching annuals or perennials!  In the winter season, keep the walkway shoveled and cut back any tree or shrub branches that have fallen from heavy snow. These simple tasks will help convey a pride of ownership and help the Buyer to trust that the home has been well cared for.

#3 – Clean Out The Closets!
Storage is something every buyer can never have enough of. Take anywhere from a third up to a half of the stuff out of your closets and neatly organize what’s left in there. A clean and tidy closet will help the Buyer see the space and not your clutter.

#4 – Light It Up!
Everybody wants good light in their home, so maximize yours! Remove heavy drapes, clean the windows, change any dark lampshades and increase the wattage of your light bulbs. Also pay attention to any bushes or foliage outside of your home in front of a window, try trimming it back to maximize the light coming in. Making your house bright and cheery will also make it more marketable!

# 5 – Upgrade, The Smart Way!
Quick fixes before selling will always pay off, not massive makeovers. Make sure you know the difference and stay away from huge improvement projects before putting your house on the market. Instead, do updates that will pay off and help get you top dollar - a fresh coat of paint on the walls, clean the curtains, replace dated door handles or cabinet hardware and make sure closet doors are on track. Fixing leaky faucets and cleaning the grout around tile are also smart upgrades.

#6 – De-Personalize Your Home!
is to de-personalize it. The more personal stuff in your house, the less potential buyers can imagine themselves living there. Get rid of a third of your stuff – put it in storage. This includes family photos, memorabilia collections and personal keepsakes. Consider hiring a home stager to maximize the full potential of your home. Staging simply means arranging your furniture to best showcase the floor plan and maximize the use of space.

#7 - Be ready to show – Always!
Your house needs to be ‘show ready’ at all times. You never know when you’re going to get the call that a buyer is going to walk through the door. Having the home already tidy and clutter free will give you a better chance of selling and minimize your stress before a showing! Tips - Don’t leave dishes in the sink, keep the dishwasher cleared out for the most part, make sure the bathroom’s are sparkling (or at least de-cluttered) and look around to make sure there are no dust bunnies in the corners. It’s a little inconvenient, but it will get your house sold faster.

#8 - First Impressions are Everything!
No matter how nice the interior of your home looks, chances are a buyer has already judged your home before they walk through the door. You don’t have a second chance to make a first impression – so make it count! It’s important to make people feel warm, welcome and safe as they approach the house. Spruce up your home’s exterior with inexpensive shrubs and brightly colored flowers. You can typically get a 100-percent return on the money you put into your home’s curb appeal. Entryways are also important - keep the outdoor walkway clear and free of debris and make you’re inside entry a welcoming place by putting in a small bench, a vase of fresh-cut flowers or even some cookies.
